Whether you're relocating or purchasing ahead of a future move, buying property overseas often means making a major financial decision without visiting every open home or getting to know a neighbourhood well. If you're comparing houses, researching property prices or exploring real estate in Brisbane or the Gold Coast, here's some advice on what to look for — and who can help you with the buying process.
Look beyond the finishes
According to Brisbane buyers' advocate and registered property valuer Guy Smith, it's often the things buyers don't immediately notice that matter most. "People naturally focus on finishes they can change, like paint colours or bench-tops," he says. "But you can't easily change the orientation of a home, the natural light, ventilation, privacy or the way the layout functions. Those are the things that have the biggest impact on how you'll enjoy living there."
Location matters just as much. Brisbane suburbs can vary dramatically — even street by street — and the same is true on the Gold Coast. "Commute times, schools, future development, noise levels and even which side of the street you're on can all make a real difference," says Guy.
Why local knowledge matters
As experienced valuers and buyers' advocates, Guy and Tony Fitzgerald — who also has a valuation background and more than 20 years' experience — assess not only what a property is worth, but whether it's worth buying at all. Their due diligence helps buyers avoid overpaying and uncovers potential issues before settlement.
They also negotiate purchases, coordinate inspections, and manage the process from search to settlement. Long-standing relationships with local agents can even provide access to homes before they're publicly advertised. "No two buyers are looking for exactly the same thing," says Guy. "Our role is to understand what's important to each client and help them make a decision they'll still be happy with years down the track."
For remote buyers, having someone on the ground who understands the local market can remove much of the uncertainty. Instead of relying solely on online listings, you have an independent expert representing your interests every step of the way.
Questions to ask before buying from overseas
Before falling in love with a property, ask these questions:
Does it have good natural light and ventilation?
Will the layout still work in five or 10 years?
What's the street like during peak-hour traffic or school drop-off times?
Are there developments planned nearby?
Is the asking price supported by comparable local sales?
Meet the experts
Brisbane buyers' advocate Guy Smith and Gold Coast buyers' advocate Tony Fitzgerald help clients navigate the South East Queensland property market. Both operate under their own personal brands and are buyers' advocates with AllenWargent Property Buyers, giving clients the benefit of local expertise backed by the resources and experience of the wider team.
After all, buying a home isn't just about finding the right postcode. It's about making the right decision before you even pick up the keys.
